Once the interior design has been approved,the fit-out and refurbishment work can commence.
Fit-outs are managed by a dedicated Project Manager and Site Managers who ensure that deadlines are met, budgets adhered to and final result matches your vision and expectations.
We organise weekly site meetings throughout the fit-out process to keep you up-to-date with progress and get your feedback on completed stages.
Before handing over, we have a rigorous checking process to make sure we deliver a snag-free interior design project.

STAGE 1: DESIGN BRIEF AND ANALYSIS.
This stage is to establish a brief and direction for your new concept.
We will carry out a series of meetings with you to ensure that each viewpoint is captured.
The brief will include the following:
– Site assessment if there is an existing site that you wish to develop we will look at the provisions of the site into a fitout.
– Research from both client and kaian to establish the direction of the concept
– What position and extent do you want to expand your brand.
– Equipment and furniture selection.
STAGE 2: CONCEPT DESIGN
Once the Design brief has been signed off by both parties, kaian will produce the following information:
– Rendered floor plan showing all facilities.
– Renders of the interior and exterior with all new furniture, finishes and signage implemented.
– Sample and finishes boards for review.
STAGE 3: DETAILED DOCUMENTATION
(once the site has been established)
This stage is to implement the concept design into an actual site, There will be an element of developing the concept renders to suit the actual site which will be produced prior to the documentation.
Documentation deliverables include:
– Floor plans showing full dimensioning, floor finishes, wall finishes and furniture layouts.
– Elevations of all walls and built in joinery
– Reflected Ceiling plan showing finish to the ceilings, ceiling features and lighting layouts.
– Joinery both loose and built in for construction.
– Equipment layout showing loadings for electrical, plumbing requirements
– Schematic electrical, data and plumbing layouts for local engineers to confirm prior to lodging with local authorities.
– Interior and exterior signage documentation.
– MEP documentation relating to extraction, fresh air, air conditioning, plumbing and electrical to be compiled
suit the local authority regulations and loadings for approvals.
STAGE 4: TENDER SUBMISSION AND PROJECT LIAISON
Once the detailed documentation has been complete, kaian will carry on the project management from start to completion.
Full liaison with the client will be maintained for the duration of the contract to ensure the design integrity is maintained.
